The Urban Redevelopment Authority (URA) has unveiled ten new sites under the Confirmed List of the 2H2025 Government Land Sales (GLS) Programme, which includes two Executive Condo (EC) sites and three mixed-use developments. This announcement marks a significant step in addressing the housing demands in Singapore, as the projected yield from these new sites is estimated at 4,725 new homes. This figure reflects a 6% decrease from the 5,030 units anticipated in the 1H2025 programme, highlighting the evolving dynamics of the real estate market.
Among the notable sites is a 2.7-hectare EC site located at Woodlands Drive 17, which is expected to yield 560 homes. This site aims to cater to the growing population in the Woodlands area, which has seen increased development activity in recent years.
Another important EC site is situated at Miltonia Close, covering 1.54 hectares and projected to offer 430 homes. Both sites are part of the URA’s strategy to provide more affordable housing options while enhancing the overall living environment in their respective locales.
The mixed-use developments included in the GLS programme are particularly noteworthy, as they integrate residential and commercial spaces. One such site is located at Dover Road, where the projected yield is 625 homes, accompanied by 32,300 square feet of commercial space. This development is strategically positioned to address housing needs in the vicinity of One-North, an area known for its technological and business hubs.
The inclusion of commercial space within these mixed-use sites is a deliberate effort to create vibrant communities that offer residents convenient access to essential services and amenities.
In addition to the aforementioned sites, the URA has also introduced the Bukit Timah Road site, which is the smallest in this release, covering only 0.59 hectares. Despite its size, it is expected to yield 340 homes, demonstrating the URA’s commitment to optimizing land use in prime areas.
Furthermore, the Tanjong Rhu site is noteworthy as it represents the first GLS offering since 1997, with an anticipated yield of 525 homes. This long-awaited development is expected to contribute significantly to the housing landscape in the region.
